Dubai has always been a hot place to invest and get double returns. It
still hasn't ceased to be on the top ranking contenders for developers to
invest and seek affordable housing schemes. The latest of these switches from one
area of Dubai to another landed the developers right in the middle of Jumeirah
Golf Estates (JGE). The JGE has recently launched its baby project Al-Andalus,
which is a vast estate with mid-market townhouses as well as well-equipped
apartments along with a community centre. The project looks amazing to sight,
and it's fully equipped with all the luxuries that any apartment in Dubai
promises.
Why is it being called the hottest developing site in Dubai? Well, the
answer is simple. It's a whole town with huge mansions and premium villas that
are innovatively developed around the Earth and Fire golf courses. From a
developer's point of view, the Al-Andalus, however, has been sited with a
comprising one, two, three and four-bedroom apartments. These are roughly
priced at around Dh850 per square foot.
The idea of this developed site is to attract the young generation, as
well as families who're earning, is around Dh30,000 to Dh40,000 per month. This
is the inkling shared by the CEO of Jumeirah Golf Estates, Yousuf Kazim.
The site was developed in phases with the apartments and golf course
completed in 2018; sales soared as well as the construction tenders were
awarded before Cityscape Global also in 2018.
From G+5, G+9 and G+11 there are various sizes that the building has
been broken into. All of these will have a partial view of the Earth and Fire
Gold Course. As far as the Al-Andalus is concerned, it will be located at the
very entrance of JGE. This placement makes sure extreme accessibility for
everyone.
The community center has been set as the heart of the community with
its hype blood pulsing through the whole site. The community center adds
34,000sqm of retail, which is a great way of earing profitable returns. Also,
the locals of the community can enjoy all the facilities as well as the
amenities that are available in the clubhouse. These amenities include a huge
swimming pool, restaurant, delicatessen as well as a tennis academy. That's not
all; the community center also features a gym, a spa as well as top-notch
banqueting facilities. The resident can also polish their hand at the
gentlemen's game at any of the two golf courses. They can also learn to golf
from the professionals that tour the development from time to time.
Al-Andalus isn't the first of its kind; it is, in fact, the 15th
community that has been developed as a part of a master community. That too at
the very exciting price range of Dh700 to Dh800 million. Straddling an
extensive 370 hectares, the phase A of the master community also includes societies
and communities. These include Lime Tree Valley, Sanctuary Falls, along with
Whispering Pines and Flame Tree Ridge among many others of its kind. From the
1,100 units that complete phase A, 700 are occupied already.
